Describe both households

A suite proposal should explain the whole property rather than only the rooms being renovated. Give the contractor the main dwelling and suite equipment plans, including cooking, laundry, heating and hot water. Identify equipment already present, equipment selected for the project and possibilities still undecided. That distinction helps the professional assess the actual proposal without treating every tentative future purchase as committed scope.

Separate distribution from supply

Ask how the proposed circuits and panel arrangement fit within the service feeding the property. A separate suite panel is a distribution decision; it does not, by itself, establish spare upstream capacity. Likewise, a renovation does not automatically prove the need for a particular service size. Request the professional's stated basis for retaining or increasing the supply, together with assumptions about the intended equipment.

Use the Calgary suite pathway where applicable

Calgary requirement: the City identifies a suite electrical load calculation form and asks for it before the electrical rough-in inspection. Its guidance allows a common panel for both suites when branch circuits are not shared and recommends common-area placement or tenant access. If the service must increase, the contractor coordinates with ENMAX. Other municipalities may use different forms, approval steps and access requirements.

Plan access and everyday operation

Discuss who can access the equipment, where it is located and how the proposed layout works once the suite is occupied. Explain any locked areas or separate entrances in the planned renovation. Ask the contractor to coordinate electrical decisions with the broader permit and building design. Resolve these questions while drawings and equipment choices can still be adjusted, rather than leaving them for the occupants to negotiate after completion.

Keep the suite records complete

Save the submitted equipment plan, assessed load evidence, permit identifiers, inspection results and changes to the original scope. Ask who supplies the final circuit documentation and how later additions should be reviewed. Keep the electrical project's completion distinct from the municipality's overall suite approval or registration. A finished panel, a contractor invoice or a restored service does not alone establish that every requirement for the suite has been met.

Questions for the suite design meeting

  • Does the assessment describe all planned equipment across the property?
  • How will occupants access the appropriate electrical equipment?
  • Which equipment decisions, service changes or authority submissions remain open, and who coordinates them with the broader suite permit and construction plan?
